Mortgage Checklist
Listed below are documents you should provide when applying for a mortgage pre-approval. This list is a guide and, depending on what kind of loan you are applying for, you may require different documents, or only some of these documents.
W-2/SALARIED EMPLOYEES
- Last two years Federal tax returns with all schedules and pages
- Last two years W-2s and 1099s
- Last 30 days of pay stubs
- Last two months of personal bank statements for all accounts (all pages including blank pages)
- Last two months of statements for all pension, securities, investment, 401ks, etc.
- Legible copy of driver’s license and Social Security card
- Most recent mortgage statement (for all properties owned)
- Most recent property insurance and tax bills (for all properties owned)
- Current title insurance property (for subject property if refinancing)
- Proof of Social Security Income, child support and/or alimony payments (if applicable)
SELF-EMPLOYED BORROWERS
- Last two years personal Federal tax returns with all schedules and pages
- K-1s and 1120s for all businesses owned for the last two years (25% ownership or more)
- CPA letter verifying self-employment
- Copy of business license (if applicable)
- Last two months of personal bank statements for all accounts (all pages including blank pages)
- Last two months of statements for all pension, securities, investment, 401ks, etc.
- Copy of driver’s license and Social Security card
- Most recent mortgage statement (for all properties owned)
- Most recent property insurance and tax bills (for all properties owned)
- Current title insurance property (for subject property if refinancing)
- Proof of Social Security Income, child support and/or alimony payments (if applicable)
RETIRED BORROWERS
- Last two Federal tax returns with all schedules and pages
- Last two years of 1099’s (all)
- Last social security awards letter
- Pension awards letter
- Last two months of personal bank statements for accounts into which the pension and SSI is direct deposited (all pages including blank pages)
- Last two months of personal bank statements for all other accounts (all pages including blank pages)
- Last two months of statements for all pension, securities, investment, 401ks, etc.
- Copy of driver’s license and SS card
- Most recent mortgage statement (for all properties owned)
- Most recent property insurance and tax bills (for all properties owned)
- Current title insurance property (for subject property if refinancing)
